What is a "pre-foreclosure"?

In Wisconsin, the foreclosure process begins with an inital Summons and Complaint. This begins the foreclosure process. However, a foreclosure does not occur until a judge makes a ruling, usually this is a Default Judgment and occurs several weeks after the pre-forelocsure filing.


What is the difference between REO data and the data on ForeclosureAlarm?

REO properties are owned by the bank. They have gone all the way through the foreclosure process, including the sheriff sale, without the property being purchased by another party. REO data is widely available for free on the internet and has very little value to investors, home buyers, and real estate professionals.

ForeclosureAlarm notifications are sent at the very beginning of the process, typically almost a year before a property would be listed in the REO data available free online.


Can I export the data for a mail merge?

With our Professional Level service plan, you can export the information in a spreadsheet format. Programs such as MS Word can then be used to automate a mail merge for sending marketing letters.


How quickly will I receive the notifications?

Within minutes of the circuit court entering the information into ccap, you will receive an email notification regarding this foreclosure.


Can I choose to not receive notifications and use the system in a bulk way?

Yes. Some customers turn off the notifications and simply log on daily or weekly to export the data and use in their mail merge program for sending direct correspondence.


Is there any software to install?

No. This service is entirely web based.


Do I have to sign up for any length of time? Is there a guarantee?
